Rancho Carlsbad is a gated community of 504 manufactured homes, most of them attached to permanent foundations. The community has many amenities, lakes and common areas, giving it a resort feeling.
Amenities include a multi-room clubhouse, pool & spa, billiards, tennis and RV parking. There are over 20 clubs of all interests. The community is adjacent to Rancho Carlsbad Country Club, a public executive golf course. Residents of Rancho Carlsbad enjoy a 40% discount at the Country Club.

Homeowner fees are currently $235 per month and includes common area maintenance, a gated community, and all amenities. Annual real estate taxes are estimated to be 1 1/4% of the purchase price.
