Las Brisas Pacificas

Las Brisas Pacificas is coastal close in San Marcos just east of Carlsbad, and some homes even have ocean views! The community is gated and well maintained. Its elevated location catches the cool ocean breezes, and homes in this area sell quickly. Typically there is only one or two for sale at any given time. This is the community clubhouse and rose gardens, perfect for relaxing or get-togethers. Right next to the clubhouse is the community pool and spa, with plenty of reclining chairs for lounging in the sun. There's also a large shady patio with tables and chairs for those friendly poolside card games. Here's a typical street scene. The homes were built from 1988-1990, and are typically 1200-1400 square feet. These are manufactured homes, permanently attached to foundations. Prices are in the high $100,000s to high $200,000s.

Homeowner fees are currently $125 per month and includes maintenance of the pool, spa, clubhouse, gate, and private streets. Annual real estate taxes are estimated to be 1 1/4% of the purchase price.
