| There are no new 55+ communites in San Diego County at this time, and no new 55+ tract homes have been built since 1998.
However, there is an opportunity for you to have a new custom-built home in some of our senior communities by going manufactured or modular. Some of the lots in our 55+ communites have old mobile homes on them that were never intended to be permanent construction. As these homes have reached the end of their useful life, there is an opportunity to replace them with a permanent home. Once these mobiles are gone, say in the next ten years, then this conversion opportunity will be over. So you can have a new home for the same price as an older one buy buying a lot with an old mobile on it, pulling it out, and building a new home on the lot. This sounds harder than it is, because we have a team of experts in place who take care of the entire process for you. Land prices vary from $40,000 to $200,000 depending on the community, the location in the community,
and the size of the lot. Approximate prices for a nicely upgraded home are: So imagine you buy a very nice lot for $100,000. You can have a new 1500 square foot home built on it with high ceilings, double pane windows, a modern kitchen and a 2 car garage for around $250,000 total. Or for that price you can have a 1200 square foot fixer-upper with a one car garage in 7 Oaks built in the 1960s. Which sounds better to you?
