Rancho Carlsbad is a gated community of 504 factory-built homes, most of them attached to permanent foundations. The community has many amenities, lakes and common areas, giving it a resort feeling. Amenities include a multi-room clubhouse, pool & spa, billiards, tennis and RV parking. There are over 20 clubs of all interests. The community is adjacent to Rancho Carlsbad Country Club, a public executive golf course. Residents of Rancho Carlsbad enjoy a 40% discount at the Country Club. Here's a view of the community pool, wide enough to swim laps. There are beautiful water features and lush gardens everywhere. Here's a typical street scene. Notice how clean and neat everything is. Some of the original mobile homes date back to the 1970s, but many have been replaced with more modern manufactured or modular homes. Home sizes range from 1400 to over 2000 square feet, all single story on level terrain. Another street scene. In this community you can even find brand new homes, as owners tear out the old and bring in the new. Prices begin in the low $200s for something from the 1970s. You can expect 1980s homes to be in the high $200s, and in the $300s for something built in the 1990s or 2000s. This is one of the fairways of the Country Club. You can walk right over and play 18 holes for under 10 dollars!

Homeowner fees are currently $235 per month and includes common area maintenance, a gated community, and all amenities.  Annual real estate taxes are estimated to be 1 1/4% of the purchase price.
