Oceana is an established senior community in Oceanside, offering many floorplans, clubhouses, hobby shops, a nearby golf course, ocean breezes, and much more. There are several different communities in this area besides the original Oceana, such as Oceana East, Oceana South, and Oceana Mission. All told there are about 1600 homes in these communities so there are always homes for sale in Oceana.
If you don’t really want a yard to take care of, and you’d like to look at nicely landscaped greenbelts that someone else maintains, then one of the Oceana communities would be a great choice.
Oceana was built in the 1970s and early 1980s. It’s the ultimate in affordable Southern California living. Your first stop should be the clubhouse to check out the many clubs and recreational opportunities! There’s a woodworking shop, ceramics shop, billiards room, card room and the library pictured above.
The pool and spa area is the perfect spot to soak in the warm California sun and feel the cool Pacific breeze.
The neighborhoods of Oceana surround the Emerald Isle golf course, but the course is not actually a part of the community. It does make for some nice views as you’re driving around!
There are all types of homes for sale in Oceana. Here’s some detached homes, around 1300-1500 square feet, with 2 bedrooms, 2 baths, and a 2 car garage.
These attached homes are approximately 650 to 950 square feet. There are 4 of these homes in the building pictured here. This is the most affordable senior housing in San Diego County (with the exception of mobile homes). These homes are 1 or 2 bedroom with a carport. This area used to be turf but is being converted to drought tolerant plants. They look unimpressive when first planted but become large and colorful when established. You see this happening in many senior communities in San Diego County due to the recent drought.
Here’s a typical half-duplex. These are around 1050 square feet, with 2 bedrooms, 2 baths, and a 1 car garage. The property line runs right between the garages.

Some properties in Oceana have fabulous views of Mission Valley. I don’t know anywhere else you can have this kind of view so close to the ocean for such a low price.
